The homes vary and each may have local variances.The four bedroomed homes can sleep up to 10 and the three bedroomed homes usually up to 8. The owners of individual homes will inform you of their total  licensed number of Guests.

For the comfort and safety of all our guests, smoking is usually STRICTLY PROHIBITED within the homes. Some owners do allow smoking on the pool decks as long as you dispose of your ash, etc sensibly. Many homes DO NOT allow pets.  If the owners are informed of a breach of either of these conditions, a deduction from the Security deposit may be made.

The homes are only 8 miles away and around a 10 minutes drive from Walt Disney World. Sea World is approximately 15 minutes away and Universal around 25 minutes.

What direction does the pool face?                                                              Back to Top

Many of the homes have South facing pools, however as the Sun usually shines for most of the day, even homes with a North facing pool still receive the Florida Sun.

By booking diredct with the owner you are guaranteed to select the Villa of your choice. many travel agents will allocate the Villa on arrival. You can also deal direct and arrange for any extras like cribs/high chairs to be ready for your arrival. The homes are also better value as there is no 'middle man'

How do we locate/enter the properties?                                                      Back to Top

The homes usually have a lock-box adjacent to the front door. This lock box will contain the key and will be available with your individual code on the day of your arrival. Directions and lock-box entry code will be sent to you approximately 2 weeks before your arrival. The owners will send comprehensive driving instructions and a map to guide you straight to the home. There is no need to locate the offices of a Management Company to obtain the keys when you may be tired and just want to get settled in the home.

The villas are  fully equipped for all your  holiday needs. Bed linen, towels and pool towels are provided. A small initial supply of  washing powder / dishwasher powder / toilet rolls etc are usually provided which you may  have to top up  during your stay .

Do you have any facilities for small children                                                      Back to Top

The villas are equipped for very small children. There are safety alarms fitted on the patio doors to prevent children venturing out to the pool area  un-detected. Although the pool is a leisure pool, there is no safety screen to prevent young children from falling in. We therefore insist on Constant Adult Supervision when staying with young children.  There are also swings, etc on Eagle Pointe and a larger adventure Park a few minutes away

Fully equipped entertainment centre with CD/DVD player in Living rooms, radio, wide selection of books. Each bedroom is usually equipped with its own separate wall mounted Cable TV and DVD player, with independent Channel selection.

Pool heating is usually extra. We would recommended pool heat from October through to May., but this is personal choice as the pool can still be warm in these Months due to the pools positions. The pool is heated to the maximum temperature allowed under Florida law (85°).

Many homes provide  FREE Secure Wireless High Speed Broadband Internet Access. Some homes provide a pc, others request you bring your own laptops.This extends both inside and outside the home. You can sit under the Shaded Lanai and surf or check your emails or keep in touch with your family anywhere in the World.

Some homes supply a Computer in the home. Others supply FREE Wireless Internet and this enables Guests to use their own Laptops with all functions.

The villa is approximately 10 minutes away form a Large Wal-Mart supermarket. There is also a '711' store on Poinciana Boulevard which has all the basics. We provide directions from the home to the nearest Wal-Mart.

Many of the homes supply a welcome pack, through the Management Company. They are delivered by the Company just prior to your arrival and will be placed in the required storage/refrigerator for your convenience. Some homes also supply a fruit basket of local fresh Florida fruits! (Please see booking forms for details of prices)

There is a multitude of restaurants on the Route 192 which is five minutes from the home. Route 192 is the main shopping, eating area in Kissimmee. You will be spoilt for choice, whether your preference is Chinese, Italian, Seafood, or American, you have a multitude of restaurants to select from.

There are numerous Medical centres located on the 192, and Major Hospitals are just a few minutes away. In the Villa folder we provide details of their location and telephone numbers should you require them.

The homes are professional prepared and cleaned prior to your arrival and the pool and gardens are tended to weekly. All Towels and Linens are also provided. All utilities are included (only pool heat is extra)

Most of the homes provide an electronic Safe. The access codes are individually assigned to each Guest and will be sent to you prior to your arrival. The access code will be changed to your assigned number by 4pm on the first day of your arrival.

All the homes employe a professional (24/7) management company to look after your every need.  They may visit you in the first few days of your stay to ensure everything is ok and provide any information you require re Park Tickets, etc to enable your stay to be a memorable one.

Absolutely not!. Many provide FREE 24 hr  Broadband  internet access throughout the home, just bring your laptop.. DSome also offer  FREE local and International telephone calls.

Check in time is usually around 4pm on the first day of your arrival. The Lock box code will be changed to your assigned access code at this time. You will not be able to access the home until this time. Management Companies  require time to fully prepare the home for your arrival and also place any Welcome packs or Fruit baskets, etc in place.

Most require you to check out by 10am or 11am on the morning of your last day. We know you will probably not want to leave, however the Management Company require time to fully clean and prepare the homes to the high standard  for any arriving Guests.
